Mold pollen dust, chemicals, and allergens are present in our homes and make up most of of indoor pollution. Our homes are the places where we spend a good chunk of our time, and for this reason, when designing them we should value air health and other climatic factors. Nowadays, our new buildings are energy class A+ with nZEB (near-zero energy building) features. This means that we take all the precautions and implement all the technologies available to reduce the energy consumption of a building. Reducing the impact that residential buildings have on the environment is crucial to preserve the planet and to ensure the future of the new generations. Besides, it is equally important to take care of air quality and indoor environments. In fact, nowadays many newly built homes are highly energy-efficient, but on the other hand, they often have big problems of humidity and poor indoor air quality. The indoor environments in these homes are completely isolated from the outside causing an increase in humidity, a proliferation of molds, and poor air quality as a whole. Obviously, this does not mean that we ought to revert to the energy-hungry buildings of the last century. On the contrary, it means that we must go a few steps further and build quality edifices with the utmost attention to our design choices, to the materials used, and to the systems adopted.

Our concept of contemporary residential construction certainly sees the use of IoT Internet of Things technology, which allow for optimized energy management of systems and appliances in homes, integrated with artificial intelligence and machine learning. The purpose is to increase the quality and well-being of indoor spaces. Thanks to artificial intelligence we can process data deriving from the systems and the behavior of the users of the spaces. From the analysis of the behavior of the people who inhabit the spaces, it will therefore be possible to adapt the characteristics of the spaces themselves and make them even more comfortable as well as ecological. The new smart homes will be able to read the behavior of their inhabitants and adapt to them while keeping energy consumption limited. They will be able to repair themselves or warn in case of malfunction or anomaly. As for the choice of materials, whenever possible we try to use only natural materials, hemp wood, cork and lime because they are free of volatile chemicals harmful to humans. The benefits are innumerable, not only for the health of the people who live in these environments, but also in terms of quality and therefore the value of the property itself.

In the residential sector we have also developed our own ecological and antibacterial prefabricated system, with which it is possible to design from the studio apartment to the Hollywood villa. It is a prefabricated building with a cork and hemp wood structure, which can be assembled in a few days and is guaranteed for up to 30 years. It is suitable for any climatic zone, because it is possible to customize the masonry package as needed. We have designed it both for our country, and to be easily transported through simple containers and assembled even in remote areas of the globe. We have called this new concept of prefabrication ZEP and we have studied a line of prefabricated buildings suitable for different needs. For the surfaces of the indoor environments we have used an antibacterial and antiviral material that significantly increases the healthiness of the indoor air.

The spaces of domestic life

The newfound love for home life has brought back the attention for surface hygiene and indoor air quality. Going beyond bioclimatic design, towards what will be the housing model of the future, we find smart homes. These integrate advanced plant engineering systems that allow the self-production of energy and at the same time put household appliances and systems into a system thanks to sensors and IoT software, which are able to manage themselves independently and repair themselves in the event of a fault. For the interior finishes, the handles and the home accessories we use a new patented and completely antibacterial material, capable of breaking down the fungal and viral bacterial load inside the living spaces. We have developed an entire line of accessories with this material designed specifically for the residential sector, ranging from kitchen tops to bathroom accessories, from the wardrobe for antibacterial coats to the sanitizing shoe cabinet.
